Yes. Foreigners can buy and legally own real estate in Colombia without needing residency. The property is registered 100% in your name at the Public Instruments Office.
No. You can complete the entire process remotely through a limited, legal, and apostilled power of attorney. Livento handles the purchase, paperwork, and turnkey delivery.
Livento manages the entire process from start to finish: Property search and legal validation, purchase and notary procedures, design and furnishing (4 styles), launch, and daily operation on Airbnb. We do not sell our own properties nor speculate with your capital.
We typically work with investments between €50,000 and €200,000, depending on the city (Cartagena, Santa Marta, or Barranquilla), location, and property type.
The return consists of three layers: Airbnb income (Historical Net ROI 3%-7%), Asset Appreciation (approx. 8%–12% annually), and the value of personal use. It is an attractive total return with a tangible asset.
Our model is transparent: An initial Fee on the property value for purchase management, legal, and setup. And an operating Fee of 15% on Airbnb income for complete management. We do not charge hidden commissions.
